About Manavgat

Manavgat, in eastern Antalya, is an affordable coastal district built around the ancient resort town of Side and the Manavgat River — ruins, waterfalls and the Green Canyon inland make it one of the region's best-value holiday markets. Side's ancient city, Temple of Apollo and ~15,000-seat Roman theatre sit about 3 km south of the town, with the Manavgat Waterfall just north and the Oymapınar Dam / Green Canyon further inland; the sub-area of Evrenseki adds sea-front duplex-villa complexes. For buyers, modern apartments start from around €50,000 (in Side, large one-beds from ~€40,000 and penthouses from ~€100,000 with five-star facilities), and villas run roughly €145,000–€300,000, though Side itself is apartment-led rather than a villa destination; district €/m² isn't separately published. Gross rental yields on Side holiday apartments are cited around 6–10% per year. Manavgat is about 75 km east of Antalya and roughly an hour from Antalya Airport. The buyer base is value-driven holiday-home and rental-income buyers — UK, German and Russian — many living in Side year-round. See the Antalya City Guide and Turkey Investor Guide.
