Fatih is the historic peninsula — Istanbul's Ottoman and Byzantine core and a UNESCO-listed old city. It holds the city's headline monuments (Hagia Sophia, the Blue Mosque, Topkapı Palace, the Grand Bazaar, Süleymaniye Mosque, the Spice Bazaar and the Basilica Cistern) alongside the colourful, increasingly short-let neighbourhoods of Balat and Fener. It is the most "old Istanbul" address in the city — conservative, tourism-driven and heritage-protected. For buyers, pricing runs from about $2,000/m² at entry to roughly $5,000/m² for prime stock; older 60–85 m² flats start near €70,000, while renovated apartments run roughly $160,000–$320,000 and whole heritage buildings reach well over $1,000,000. District-specific rental yields aren't cleanly published, but tourism-driven short-let demand (notably in Balat/Fener) is strong. The T1 tram threads the peninsula (Sultanahmet, Eminönü, Beyazıt–Kapalıçarşı) and Marmaray calls at Sirkeci. The buyer base is heritage/boutique owners and tourism buy-to-let investors, with notable Gulf/Arab interest; Turkey's $400K citizenship route applies.
